			<content:encoded><![CDATA[<p>With all the fears about mesothelioma, an asbestos-induced incurable cancer, we had a real shock just before Christmas.</p>
<p>We went away for a week in Spain, and when we came back, we found our bedroom carpet was like a wet sponge. Looking up, we saw water marks right across our bedroom ceiling, and across the upstairs landing as well.</p>
<p>Rushing up into the loft, we quickly saw the cause of this leak, a sticking ball valve in the main water tank. Although there seemed to be no damage apart for the stain on the ceiling, we though we had better call the insurance company in case there had been some more permanent damage to the roof.<span id="more-8"></span></p>
<p>Well, the response I got from the insurance company was mind-blowing…</p>
<p>They asked me what type of ceiling, and I told them it was ‘Artex’.</p>
<p>Silence…</p>
<p>‘Do you realise there may be asbestos in your ceiling’ we were told, even though our house was built in the mid 1970’s</p>
<p>They said that they would have to send a specialist out to check the roof, and the cost of the repair would either be about $200 to repair the ceiling, or several thousand if they found asbestos was present. Regardless of the outcome, they would meet the bill.<br />
Well, the specialist came, with his special mask and breathing apparatus, who checked the ceiling, and sure enough, it contained asbestos!</p>
<p>So we were going to end up having to have all of our fitted bedroom furniture dismantled, and then the ceilings in both our bedroom and landing removed, and a new one fitted, plus the bedroom, hall, stairs and landing all redecorated – all for a $200 excess on the insurance.</p>
<p>Talk about total disruption!</p>
<p>Luckily we had built a ‘Granny annex’ for my father who died some years ago, so we moved into that for two weeks, while the decorators took over.</p>
<p>But – when the day came for the ceilings to come down, well, Torchwood had nothing on our house. They arrived in a great big truck, with generators, and air conditioning, and all sorts of space age gadgets.</p>
<p>They sealed all the upstairs doors, except for our bedroom, built a plastic airlock across the bottom of the stairs, and then two of them waddled from their truck in what looked like space suits complete with air tanks, vanished though the air lock and proceeded to demolish our ceilings.</p>
<p>When they had gone, we were left staring through our rafters at the outside roof tiles – Boy was it cold that night.</p>
<p>It’s quite scary really, as over the years we had knocked our kitchen and dining room into one, smashing part of the ceiling in the process, drilled holes for TV cables, and latterly Ethernet cables to go through the ceilings. After all, why should we be worried about the presence of asbestos? We thought they stopped using that, what, in the 1950’s?</p>
<p>But that’s not all…</p>
<p>While the supervisor was here, he looked at our garage. ‘Did you know your garage has got absolutely lethal asbestos sheeting under the eaves?’ Well. Here we go again.</p>

			<content:encoded><![CDATA[<p>Energy is being wasted in your home as you read this. Where is it going? Right through the walls! Even in well-insulated homes, heat escapes through the walls when it’s cold out, and heats comes in when it’s hot out.</p>
<p>A great way to experience this is by going from an insulated part of the home into a non-insulated part (the garage or attic perhaps?) during a hot summer month. Better yet, try it in California’s Death Valley where temperatures can soar into the 120’s. You’ll gain a rapid appreciation for California insulation technology.<span id="more-6"></span></p>
<p>When you’re done being cooked, take a look at your energy bills and your home’s insulation and see if there is some money that might be saved there. The more you can prevent your home’s heater or air conditioner from fighting against outdoor conditions, the more money you’ll save.</p>
<p>Help Me Conserve Energy in My Home!</p>
<p>As mention earlier, the less your home climate control systems have to fight the weather outside, the less they’ll work and the less energy they’ll use. In the next few paragraphs, we’ll discuss what you can do to ensure that warm air stays in the house during the winter months and hot air stays out during the summer months.</p>
<p>The first thing you want to do is make sure that your house isn’t “leaking.” Just like a car tire, having a hole in the house is bad. But unlike a car tire, instead of leaking air out, it’s going to let air in — and that’s exactly what we want to prevent.</p>
<p>Leaks occur most commonly around doors and windows. On a windy day, the large leaks can be easily found by simply running your hand around the frames of your doors and windows. For windows, you can often use silicone to seal around the frame. However, if your window has a hole in it, it’s time to replace it.</p>
<p>Single-pane windows are also very inefficient at keeping unwanted heat or cold outside where it belongs. If you have single-pane windows, consider replacing them with the double-pane variety.</p>
<p>Leaky doors can often be temporarily fixed with wads of insulation or by stuffing folded up newspapers in the cracks. The only problem with the latter solution is what to do when somebody knocks on the door or you need to get out and do some shopping.</p>
<p>Generally, replacing a leaky door is the best option for maximum efficiency.</p>
<p>And finally, to stop warm air from getting out (or vice versa depending on the time of year) make sure that your walls and ceiling are insulated.</p>
<p>Some residents that live in the warm (but not too warm) climate of Southern California might feel like there’s no need for insulating their home. However, even San Diego gets snow sometimes, so be sure to be ready with plenty of insulation for your California home.</p>

Here are some additional reasons which can help you decide if it is time to renovate yourkitchen.<span id="more-4"></span></p>
<p>Location: Creating an open space that incorporates outside living space is a big trend in newer homes. By Incorporating a door into the layout of your kitchen it would help create a nice flow to an outside deck or patio. You also may want to rearrange the position of windows to allow more or less sunlight or to watch your children play in the yard. Keep in mind that a cooking surface should never be located under an operable window.</p>
<p>Efficiency &amp; Eco-Friendly: In today’s real estate market, everyone wants eco-friendly features in the home to reduce their carbon footprint. Outdated appliances can actually be costing you money due to inefficiencies. New technological advances with dishwashers, disposals and refrigerators could save you a considerable amount of money and may be well worth the investment. For example, purchasing a dishwasher with low-energy consumption, delay timer and economy cycle or half-load button will result in saving water and money.</p>
<p>Traffic flow: If there’s more than one cook in your household, you may want to consider making more room around the main workspace. If you entertain family and friends, you will certainly want an open floor plan that allows the cook to interact with guests. By most standards the width of a walkway should be at least 36″ and the width of a work aisle should be at least 42″ for one cook and at least 48″ for multiple cooks.</p>
<p>Sufficient space: Counter space and storage space can dramatically change just by rearranging the layout of your kitchen. The position of your refrigerator or shape of your counter may be taking away useful workspace. A good rule of thumb when replacing a countertop or changing the shape of yourkitchen , is that you should have a total of 158″ of countertop frontage, 24″ deep with at least 15″ of clearance above, to accommodate all uses, including landing area, preparation/work area and storage.</p>
<p>Handicap Accessibility: Is your kitchen accessible to individuals with disabilities? While you may not have a need right now, if you plan on staying in the house a long time or plan on selling the house, it is important to keep this aspect in mind. Will you be able to use yourkitchen safely as you get older? While it is often overlooked, this is a key design element in any kitchen remodel.</p>
<p>Before you remodel your kitchen, make a checklist of major and minor problems and keep notes of the features you dislike and like the most. Whether you are planning on working with a designer or taking on the task yourself, a prioritized list of needs and wants will help you better organize your remodeling plans.</p>
